Frequently Asked

Questions sellers
ask first.

Is there a charge to submit a deal?
No. A principal reviews every submission at no charge and with no obligation. If the opportunity is a fit, we respond with a preliminary term sheet — typically within 72 hours.
Do you only buy commercial real estate?
We acquire both commercial and residential assets nationwide. The right capital structure depends on the asset, the existing debt, and the seller’s objectives.
What happens to my existing mortgage?
It depends on the structure. Subject-To and Wrap Mortgage structures leave the underlying loan in place; Seller Financing and the Stack Method are typically used on free-and-clear or lightly-levered assets.
Is my information sold or shared?
Never. Submissions are reviewed internally by a principal and are not sold or shared with third parties.
